I represent all nationally based institutional lenders and most local banks. As a conveyancing attorney, if I am representing a buyer then I normally also represent the buyer’s lender. If I represent the buyer’s lender also, then I reduce my flat fee to the buyer from my usual fee of $850 to $500. I then represent the lender for whatever fee they allow which is usually between $500 and $750. The lender’s legal fee is the buyer’s obligation to pay.
